Its 12 am Feb 29. A wife wishes her husband happy birthday. The waiter leaves the cake in the room and leaves. In the corridor he hears a scream from Room # 13. He thinks that this room didn't exist before. He enters the room and hears water running in the bathroom. He checks under the bed and sees a girl crying. He asks the girl to come out. The girl face turns scary and she starts laughing. She kills the waiter.
Reception counter: A girl, Meghna, comes to the hotelRambaugPalace and tells the receptionist that she want to meet Mr. Shikawat. Mr. Shikawat is her uncle and he tells her to stay here. Mr. Shikawat introduces her to the receptionist Manav. Meghna asks manav for a garden facing room. He gives her room # 14. They both seem to like each other. Room # 13 doesn't exist. Manav says Mr. Shikawat thinks it's a unlucky number and doesn't want a room with that number in the hotel. Manav is totally flirting with Meghna in a nice way.
Corridor: Meghna sees a lady peeking out of room # 12. She introduces herself but the lady closes the door in a rude manner. Meghna finds this weird.
Basement of the hotel: Meghna comes to a basement to check the place out. A weird lady jumps out from a cage like place. She is Mr. Shikawat's mom. Scared Meghna introduces herself. Ma Shikawat warns her that her life is in danger. In next few days, something bad is going to happen. A boy tells her that she has to be locked in because she is crazy
Outside Hotel: Meghna finds out from the boy about the people in this hotel. The boy says there is a funny irritating Punjabi couple, a weird girl in room # 12 who always hides herself, and a handsome writer called Shantanu who is looking for a heroine for his novel. Meghna says she didn't find any handsome writer. Manav tells her that the handsome writer is no other than his boy. The boy's name is Shantanu.
Room # 13: This room actually doesn't exist. The girl in Room # 13 is shown with her legs tied with a cloth. She takes out a necklace from a jewellery box made out of fingers. Human fingers.
Meghnas room: Meghna is sleeping and wakes up hearing a voice of a girl crying.. She puts her ears close to the wall and hears some girl punching the wall. They show the girl hitting the wall with her legs tied.
Room # 12: Next morning, Meghna knocks on the door of Room # 12. She asks why were you crying? The girl pulls her inside and tells her that I wasn't the one making the noises and I heard noises coming from your room. So actually the noises were coming from Room # 13 which doesn't even exist.
Reception Counter: Police officers come with a criminal to the hotel. They ask for two rooms from Manav.
Dining area: Two police officers are busy eating on one table. On the other table, Punjabi couple discuss with Meghna that they should be careful since the criminal is alone in the room and might try escaping.
Terrace: Meghna and Manav meet on the terrace. He promises her to take her sight seeing tomorrow. She tells him tomorrow is a special day since it is Feb 29 which only comes once in 4 years. So they should celebrate it in a special way. Manav agrees and leaves.
Its 12 am on Feb 29. A room appears between Room # 12 and # 14. It is room # 13.
Corridor: Meghna is walking towards her room and is shocked to see Room # 13. She wakes up the girl from room # 12 and shows her the Room # 13. Manav and Shantanu come there and shocked too. They decide to enter the room but it's locked. Manav remembers Room # 13 keys hidden in a box at the reception counter. They open the door and enter the room.
Room # 13: A girl is sitting on the bed and crying. She says she is Koina. The real owner of this hotel. Ma Shikawat did magic on her and tied her with a rope in this room. Ma Shikawat even did some magic so the door of this room is not visible. Meghna tries to untie but cant. She tells Manav to cut the rope. Downstairs in the basement, Ma Shikawat is worried about this. Koina's face turns scary and she is smiling secretly. She turns normal and tells these people to not inform Shikawats about this matter. Shantanu gets a big knife to cut the rope. Koina asks for the knife and ask the others to leave from there. She says I will manage to escape on my own. Shantanu tells her to come to his room # 24 as soon as she unties herself. After everyone leaves, she turns scary and tries to untie herslf but cant.
Punjabi lady sees everyone leave the room and find something wrong. In the basement, Ma Shikawat is worried that the demon has escaped.
Punjabi couple room: The wife informs her husband about this. She yells at him for not putting his wet towel in the bathroom. The husband does so and leaves for a drink. The wife goes back near room # 13 and doesn't find anything there. She returns back to her room and find the wet towel on the bed. She gets mad at her husband and goes to put the towel in the bathroom. She sees some ladys shadow by the bathroom door. She thinks its her husband and open the bathroom door. Koina with scary face is inside the bathroom and kills the wife with that big knife. The husband enters the room and finds the wet towel on the bed. He takes it and goes in the bathroom. In the bath tub, he finds the bloody dead body of his wife. He screams.
Reception Counter: Everyone is consoling the Punjabi guy. Room # 12 girl thinks it's the criminal who killed his wife. The criminal has escaped. The police officers ask them to stay together while they look for the criminal. Shantanu decides to return back to his room as he is too excited about Koina coming to his room. Manav tries to stop him but he leaves.
Shantanu's Room: Koina is sitting on his bed. Shantanu tries to flirt with her and hug her. He notices that Koina has cut one of her legs to untie herself. Koinas face turns scary. Shantanu yells for help but Koina kills him.
Corridor: two police officers meet koina and ask her about the screaming. They don't notice that she is missing a leg. They enter Shantanu's room to find his dead body. Manav and Meghna also come there.
Reception Counter: Police officers tells Manav Meghna Punjabi guy and Room # 12 girl to stay together to be safe. Manav tells them Ma Shikawat and Koina are alone. Police officers decide to go help koina and other go to Ma Shikawat.
Basement: Ma Shikawat tells him the demon has escaped. Manav thinks she is talking about the criminal. They think Ma will be safe as her cage is locked. They decide to lock themselves in a room too for safety.
Room # 13: Police officers find the cut leg of koina and think the criminal is responsible for this. Outside in the corridor, they see Koina and ask her to go to the others for safety. Her face turns scary and she attacks the officers.
In a room: Everyone hears the scream of officers. Suddenly someone knocks on the door. Manav opens it and find the officer stabbed with a knife. They realize it's the same knife that Shantanu gave Koina. They think Koina is in danger too since the criminal got the knife from her. They leave to go to Room # 13. In Room # 13, she see Koina's cut leg laying there. They decide to go to Ma Shikawat for answers.
Basement: Ma Shikawat tells them Koina story. Koina had come to Room # 13 for a stay. She used to lure guys into coming to her room. Then she used to kill them and cut their little finger. She made necklace out of their little finger. Mr. Shikawat found out about this and called the police. Koina closed herself in room # 13. She killed one of the police officers. But the other one killed her with his gun. That day was Feb 29. Every Feb 29 she appears as a ghost and kills people. Ma Shikawat has tied her with a rope using black magic. But this time she has escaped from that magic too. Now she is too old and weak to capture her again.
Manav says we will capture her somehow. Punjabi guy doesn't want to be part of this and runs away with the gun. He meets Koina and dies. Everyone hears his scream and run out. Ma Shikawat says now everyone listen to my plan and follow it.
At the reception counter, Manav welcomes Koina (scary face). He says let me show you to your own room # 13. She tries to get his little finger but he runs away. She follows him. In the corridor, she meets Ma Shikawat and Ma tells her that I am going to tie you again. Meghna throws the rope by her leg and ties it. Koina runs behind Manav Meghna and Room # 12 girl and tries to attack them as they enter room # 13. She can't move any further because her legs are tied to the rope. Now she is back to room # 13 and is going to remain here tied to the rope. Manav wishes her good stay at the hotel and everyone leaves.
The escaped criminal looks for a place to hide and enters room # 13. A scream is heard from the room. I guess he was killed by Koina.
