I'm just hoping that the reason could be that the more pain, suffering, and hardships Armaan faces financially and in his career, the stronger he will bounce back and surpass the Poddars.

I believe Aasmaan Poddar might sell the Rose Garden house, assuming that without a home, Armaan will be forced to return.

I think that's exactly the reason. Armaan's suffering will be shown. It will be a struggle initially, but he'll come out of this stronger. Meanwhile, without Armaan, the wall of the Poddars, the house and firm will suffer and go into a loss. KV's victory isn't gonna last forever. Armaan will come out of this as the winner.

Option 1: Just assuming that the house belongs to Madhav, but he mentioned Shivani’s name at some point-maybe he bought it for himself and Shivani when Maa Sa didn’t accept them.

Option 2: Bhavna Behen might have simply forgotten that the house belonged to Shivani, not the Poddar.

The second option seems more likely.
