Dear brothers and sisters 😃,

The BBB storyline is going good..in fact some flavour has come back after a long time. Baba bhai is all bad man...only good thing is that he has always called Baa as Godavariben and not just Godavari.

Coming back to point...I was here to tell you some fact of the repayment which the Thakkars are after. There seems like a small mistake there. Clause 16 indicated that seller can revoke the deal within 15 days with an interest of 18% per annum. Did you notice that I underlined per annum.....yes I did it purposefully and here is the reason why.....Pravinbhai took 2 crores from Baba bhai and since Thakkars want to cancel the deal they have to pay back Baba bhai 2 crores + interest within 15 days. Over here interest for 15 days is actually Rupees 1.5 Lakhs and not Rupess 36 Lakhs; that interest is for one whole year.!


So did you get that....never mind if you haven't...but this may be of help to Thakkars since they have to pay Rupees 34.5 Lakhs less....😃

The Rs 2.36 crore thing might be a mistake of the production team or if it is not, I think the actual principal was not Rs 2 crore.. 2 crore was a rounded figure.. There might be other taxes etc.. added to it.. Or in repayment, there might be other taxes, security funds etc( i don't know actual things as i have no knowledge of that sort of things..)..but they would have to pay 2.36 crores only.. I dont expect baa saying
"bababhai.. Lagta hai apka ganit thoda kamzor hai.. Bayaj ke saath hamein apko 2 crore aur 1.5 lakh rupaye wapas karne hai.. 2.36crore nahi!"
that would sound so funny in such a serious track.. Par shayad aysa ho bhi sakta hai.. I dont know.. Dekhte hain kya hota hai..

Calculations mein mistakes point karne se achha agar aapne itna samaye paise ikhatte karne mein lagadiya hota to shayad aapko ghar bachane mein kuch madad mil jaati.. Aap pehle 2 crore to laao.. Uspar 36lakh hai ya 1.5 laakh..ye baad ki baat hai.. Ha ha ha..(aysa bababhai ka kehna hai.. Mera nahi)"

Hi, I didn't meant that the Thakkars will realise that they have to pay less...I doubt whether JD even know about this....instead I was just pointing out a reality check.

OK..
But suppose the interest was compounded annually.. Then using compound interest, it is 2.36 crores only..
I think they calculated compound interest rather than simple interest....

And even if simple interest is calculated, it has a limit of a month, we can't calculate it for 1/2 month or 1/4 month, (i think so.. I dont know i am right or wrong)
i think the amount should be 2.3 crores..

I saw the episode twice. When the lawyer read the agreement out loud, he read that interest was to be paid at a rate of 18% per month, not annum. Quite a hefty rate!

Are they required to pay a full month's interest as some sort of penalty for cancelling the deal, instead of paying interest over the number of days the funds are outstanding?

Ha Ha....what a sharp interest rate...I thought it was per annum as they normally are......
