SN belongs to Ranes as it was bought with Swara’s money. I think it’s Nal Emporium and maybe other properties she may have in her name that she is planning on giving to Anu. What I feel is that AS doesn’t trust Appu and Pallu since they are shown to been greedy and money minded, so she is giving to Anu cause she knows she will probably divide it evenly amongst Gungun, Kallu and Goda. Plus, Anu is the face/CEO of Nal Emporium anyways. But seems like Appu doesn’t want it go to Gungun or Kallu as Gungun doesn’t have a drop of Deshmukh blood and Kallu is illegitimate child so she doesn’t believe she should inherit anything. The thing is that AS can give her property to whom ever she wants.I think it was mentioned long back when she gave POA to Malhar that she was the one that built Deshmukh aka Nal Emporium from ground up, so she can give it to whoever she wants, and between Appu and Pallu even I feel Anu is the best choice as she will probably be equitable and fair with it, and not deny any of the grandchildren their inheritance.
And I think Appu was chosen for a specific reason to come back as she can easily have a change of heart when she figures out that Atharva was the one that killed Sampu.
